Stockwell Property Funds was established in 2013 to provide a vehicle for our family of investors to co-invest with us in Stockwell projects where we can manage risk and deliver consistent returns on their behalf.
Earlier this year, as part of our policy of ongoing market review, we took the step of renaming the business to Stockwell Private Capital. This reflects an investment policy decision to shift focus to Debt Funds as they are felt to offer our investors the most secure and consistent returns.
Our latest opportunity is the Stockwell Mortgage Opportunity Trust – BA2 Class (Bankside West End). This fund has been established to provide a Finance facility for the development and construction of Bankside - a collection of 78, two- & three- bedroom apartments and terrace homes, and four-bedroom pavilions, targeted at owner occupiers in the dynamic and popular inner-city suburb of West End.
West End’s amenity, proximity to shops, restaurants, and cafes, as well as the CBD, has seen its population grow by 55% from 2016 to 2021 with the area forecast to continue to grow at 4.2% per annum through to 2041 (ABS).
Features of the Trust include:
Investment Structure: Securities include a second mortgage over the property
Returns Option A: 12.5% p.a. capitalised return, available only for the first $10m of the allocation on a first-in-first-served basis
Returns Option B : 9.5% p.a. return paid monthly
Investment Term: 26-month term anticipated
Purpose: Finance facility for the development and construction costs relating of Bankside Apartments
